That article is a bunch of crap.
My rule: Never date women that comes with baggage.
Eg. Single mothers with kids, women that are past 35 and still not married, divorcees, women that have gone through multiple relationships, women with disorders and mentally and emotionally unstable, women that change jobs frequently, da da da.

Well, that rules out a great amount of them. This advice isn't intended for creating relationships though, all your factors doesn't really matter that much just to have a few plates to fvck. Which is really the point here. The age difference aspect doesn't even apply that much to this advice, it's relevant regardless of their age.
The women you talk about are the type that either have no sex or they only do it when they are very sure it's going to be a relationship. There's no trying out or having sex for the fun of it, because that would eventually make them the type of woman you don't want.
So this applies for casual sex, not LTR. Your demands are fine for a LTR though.
Just because a woman listens to you and acts interested in what you say doesn't mean she really is. She might just be acting polite, while silently wishing that the date would hurry up and end, or that you would go away... and never come back.
