coworker, how to proceed?

guys, situation is: hot co-worker, 10 years younger than me, when I speak she hangs off my words but seems to be shy, so she doesn't take a lot of initiative but laughs at my jokes. I know she has a boyfriend but not sure how strong that relationship is (he seems to be rich). I'm keen to investigate more but there's no comfort yet when we talk, I can't understand whether I've got a chance or not. I haven't asked her out yet but she usually attends business events and seems to be happy to spend a lot of time with me. I know someone will say "don't **** where you eat", it's fine but am not risking anything. Not sure whether to ask her out for a 1-2-1 or arrange something with other colleagues and isolate to see what happens. Any suggestion on how to proceed?
 

What happens, IN HER MIND, is that she comes to see you as WORTHLESS simply because she hasn't had to INVEST anything in you in order to get you or to keep you.

You were an interesting diversion while she had nothing else to do. But now that someone a little more valuable has come along, someone who expects her to treat him very well, she'll have no problem at all dropping you or demoting you to lowly "friendship" status.

All the 13 co-workers I fvcked over the years happened after nights out on the booze.
I just had an uncanny knack of building flirtatious tension at work and then going balls deep when they're alcohol intake caused them to act on their desires.
I never set up a formal date, I just planted seeds by day and then made sure I was around when the booze was flowing.
It's not advisable to dip your pen in the company ink but I guess I was just very lucky not to suffer any serious blowback in my dalliances.
