My budget is 30k canadian. Ideas?

I also was considering that. I have a place and already renting it out. it will be nice to have a 2nd place to rent out. However because I live by myself Its a bit hard to manage it. so thats why i wanted to buy a better fuel economy car instead to save on gas.
