"How I Made Sure No Woman Ever Friend-Zoned Me Again"

She calls you when her car breaks down. When she needs help moving. When some guy she's actually dating treats her badly.

You're the listener. The reliable one. The guy who would treat her so much better, if she'd just open her eyes.

She won't. You trained her to see you as the low-effort option — the friend who requires zero risk and zero investment. Every favor dug the hole deeper.

The "22 Rules" break the pattern. You'll stop auditioning for a role she already cast and become the man she chases instead. It starts with Rule 1.

For the past 15 years I've run a small business that has struggled. The whole time I've been old enough to own a house in the eyes of women, and every single one of them who came over (to my modest apartments in the 6 states I've had to take jobs to make ends meet) secretly thought "Oh, he rents, he doesn't own, he's broke." From that point on I would be treated like a second class date for the most part, no matter if I was one of the highest paid people in America salary-wise, no matter how I spoiled her, and no matter whether she lived with her parents or rented (God knows they never owned).

This attitude among women continues to this day despite the housing bubble, despite the McMansion fad, despite the fact most people who own are underwater, and despite the fact that historically the only benefit of home ownership is pride of ownership. Given that upkeep costs 2% per year and property tax (in Texas) 3% per year (or you pay state income tax), you are looking at paying 5% or $1250 a month upkeep just for OWNING a $300K home. That's not including the mortgage payment of $1800 or whatever. Why not rent the home for $1350? And don't tell me about the tax rebate that increased the property value proportionally, thus eliminating its own benefit. Housing historically has risen at 3% (the rate of inflation). Plus you are tied down and therefore can't take certain jobs. You basically become a slave to the bank, and probably a woman who will quickly move in and have your kids, thinking she'll get the house in the divorce when she decides to hump the mailman.

Anyhow, this isn't about home ownership as much as superficial women. I'm just so tired of women saying we must not have money if we rent.

Not one girl who came over during these 15 years ever asked to see my software for the business I've run the whole time (putting $3 Million into it over that time), or appreciated the (now 10 year old) patent which I'm about to sell to the oil industry. But you watch, the women I date in the future will brag to their friends about how hard I worked at my product all these years (once I have a house too).

"She Liked You in March. It's October Now."

Attraction runs on a clock.

She flirted for weeks. Touched your arm. Found reasons to be alone with you. And you were careful. Respectful. Waiting for the right moment.

The moment had a shelf life. It expired around month two, and by the time you asked her out, she'd quietly filed you under "little brother."

One of the hardest lessons inside the 22 Rules: women rarely wait. Interest either grows or it decays, and nothing decays it faster than a man who never moves.

Make the move while she's still inventing reasons to be near you.

not here. in the real world.
Backbreaker said something about women not appreciating you for what potential you hold but rather just look for what you have NOW. These women whom you've been inviting over are short-sighted. Does this have something to do with the types of women you are choosing? Would you say you after 'smart' women?

Running your own business, developing your own product that is patented -- these are far tougher accomplishments than saving up for a $20K downpayment and going after a home.

Personally, I am afraid of home ownership for the reasons you stated -- getting 'tied down'. When I live somewhere that I KNOW I want to be for 10-15 years maybe that's another story.

The upside of home ownership (if you can afford it), is that you're building equity in something you OWN (assuming your taking good care of your house and the neighboring property value holds). Renting in some ways we are flushing our money right down the toilet to someone else -- by which we have no sum-ownership. But as you stated, ownership might not be the best thing for your life, and the financial cost of renting (and not building that equity) might be very valid in the options it presents in your life elsewhere.

Personally, I'd like to own one of those small eco-homes or something that you can afford to own after $20-50K versus $150K.

Ever heard of this guy? http://www.tumbleweedhouses.com/ He builds tiny ass portable houses that you can own -- hell, he even sells plans so you could build one yourself.

Next time a woman tries to judge you on home ownership, why not express your logic and viewpoints? I have learned in many ways women will respect your decisions and opinions if you can validate them--rather than cower or bend to their expectations (AKA, justifying your choice to NOT own (explanation) versus acting as though you SHOULD own).

A smart woman should be able to understand your reasoning and shouldn't lose respect for you -- if she does, what a shallow cvnt!

Also -- think of all the ghetto women with multiple babies dadies who are staying in some rented apartment (probably funded via welfare)...an intelligent woman, given your business and intelligence and organization would be impressed by you.

There's a flip-side to being wanted because you own a house (or the mortgage is in your name), I've had a few women think I can pay off their student loans. Once I get privy of their True motives either for that or for quick marriage quick divorce adding another income stream to her CPA business, um I turn from her, cut ties, faster than you can say booo-yahhh.

I'm tired of these blood-sucking women, who scheme and churn. I see nothing long-term in my future that involves woman. Nothing but short-term fvcking. I'm sorry. They're too corrupt, almost each and every one, these days. None of them have a good honest spirit or devoutness anymore. They're American materialistic money wh0res.

One serious issue with purchasing real estate these days is that, over the next five or ten years, interest rates are more likely to be rising that falling or stable. Mortgage rates move inversely to housing prices because people cannot afford monthly payments at high interest rates and high prices. In fact, the best time to buy real estate is when interest rates are very high because prices are low. A given amount saved for a down payment thus becomes a larger percentage of the total price thus reducing the mortgage principle further. Then, in the future, next time rates fall, you lock in a lower rate on your lower principle.

But damn am I sick of living in my dump of an apartment (though I don't mind the cash savings I'm getting!!!).

Rare is the woman who actually can see and appreciate a guy's potential. Even rarer is one who will stay with the guy and see it realized.

I could not live in something that tiny, it's smaller than a one-car garage! Maybe one of those larger cottages, assuming it has a finished basement underneath.

Though it'd be funny to put one of those tiny homes atop a bunker or some decommissioned missile silo. :D

"I just moved here from Florida."

That sentence contains at least five follow-up questions she WANTS you to ask. Where in Florida? What brought you here? How long have you been in the area? What do you miss? How does it compare to here?

She handed them to you on a silver platter. And you said, "Oh cool. I come here every week. I love this band. Ummm... pretty crowded tonight."

She smiled politely. Nodded. And never texted you back.

I was that guy for years. Talking too much. Listening too little. Panicking about my next sentence while she was literally feeding me the answers.

Then I found 22 rules that fixed the whole thing. Rule number one: shut up and listen. She'll tell you exactly what to say.

stop being a bigbishhh and get a mortage

all jokes aside, this " filter" thier putting you through is actually working out in your favor

Its the beta males that are tied down and miserable pinned to a sky high mortage that start the rumors via putting themselves on a pedistal and throwing renters in the " social trash"

Personally i wouldnt even sweat it and keep that buisness thriving

Ha ha the gold-diggers seem to think the golden pu$$y is worth thousands upon thousands of dollar bills. Nope, it's more like 150$ for half hour.

Women love successful men. Sounds like you are in the process of becoming successful - at your age you should already be successful. Do you own or rent is just a sh't test. Why would a woman sh't test you like that???? Cant split a rental 50/50, why are you attracting gold diggers?

I don't know what you guys are talking about. I own a condo, modded my mortgage and pay less than I would in a similar apartment. When you buy a property you have to "work it" a bit for it to be good. Can't just walk into a room and sign papers for instant awesome...

"She Wants a Man, Not a Boy"

You asked her if she wanted to grab coffee. Then you asked if the time worked. Then you asked if the place was okay. Then you asked if she'd prefer tea.

Four questions. Four chances for her to say no. Four signals that you're terrified of making a decision.

Plan it. Pick the place. Pick the time. Tell her where to meet you. She'll either show up or she won't.

Either way, you look like a man instead of a scared little boy.

Is backseatjuan the last girl I dated?

I make $160,000 a year salary (about the highest salary in America), patented my own technology and own a business that I invested millions in which an oil industry think tank just gave the green light to license tools from, but that doesn't qualify as successful to people like backseatjuan because I don't own a house. Besides, an old man like me should already be a retired multi-millionaire - everyone who is 42 is a retired multi-millionaire, right?

Hey backseat, I patented my product when I was your age (31). The technology was then 5 years in the making. I had started my second business by then (my first at 26 when I also made $160K salary). I almost retired at 29 but lost $4M in the dot-com crash. But I'm sure backseat has been so much more successful and might even pay a mortgage.

you are correct. however you missed one huge key element to what i stated

that i am just as short sighted as they are

let me put it this way. the girls that the OP is talking about, i would imagine they are physically attractive right? okay, how would you feel if a 250 pound woman who has struggled with her weight her entire life met you and she was really sincere about trying to lose the weight off of her and wanted to date her. it would not take you 2 seconds tos ay get bent.

see, that's what the OP doesn't get and why he will never have any real success with women and continue to just troll this forum. you can only demand out of a woman what you expect out of yourself. so it's okay for you to only cherry pick hot chicks but it's wrong for a woman to demand that her man be financially stable in return. doesn't work like that.

i really do not care how much weight a woman proses to lose if i date her lol. could care less. seriously. and this coming from a dude that lost almost 100 pounds.

"Why Women Dump the Guys Who Try the Hardest"

You paid for dinner. You drove. You said "whatever you want is fine" every single time. All the effort, no expectations.

And she left anyway — probably for a guy who makes her pick up the pizza.

Painful. Also predictable. Her mind quietly concludes that anything requiring zero effort from her is worth exactly zero. You became a free sample, and free samples get taken for granted.

The 22 Rules flip the dynamic. Small shifts that get her investing effort, money, and time in you — until SHE'S the one afraid of losing YOU.

I have yet to see that sh*t these days.

I gotta rep you. You know the truth about this potential sh*t.

Potential means very little to women. They see that you're a working man TRYING to come up. If potential meant anything, MIT students would have groupies!

But that only exists in fiction.

I thought the answer "Goodbye" was funny, then again it might be easier just to say "I own it," but you never say what IT is that you own. IT could be "I own your a*s, now let me see you shake IT."

Women love other people doing the work for them and reaping the rewards. If they want a successful man, then they need to put in some work as well. Successful men need good women running support, if they can't do that, they're worthless and not deserving. A man will only pay so much for pvssy, after that, what do they have?

I think the answer to this question is "none of your goddam business". If you don't want women to judge you based on what you own, don't tell them what you own.
Best response.

When you are younger; you are conditioned to think you have to reply to every question that's asked (not meaning OP, but rather myself). Too much school time maybe.

Could be a very effective technique in a wide variety of problems.

"None of your business."

I like that.

Thanks Des,

"Nervous Around Beautiful Women? There's a Rule for That"

I could talk to any woman I wasn't attracted to. Charming, funny, relaxed. Then a gorgeous woman looked my way and I'd become a sweating, babbling mess.

The fix took me years to find and ten minutes to learn. Nervousness and excitement are the same physical state — pounding heart, adrenaline, flushed face. Your brain just picks the label. And you can pick a better one.

Rule 16 shows you how. You feel the nerves, relabel them as excitement, and let that energy pour out as enthusiasm. Women notice the guy radiating it. They always do.
