Few things as my company rehabs but keeps the in the portfolio. Are you buying the supplies yourself, or are the construction ppl buying the materials? Outside my main area, we have a group of contractors and we always supply all the major materials. You'd be surprised how much they bid with crazy costs for materials. Plus, you can usually negotiate some good bulk deals with many companies. For flooring I got a national wholesaler to drop 43% on their retail pricing.
