Girl is possibly too keen?

Been seeing a girl and she lives literally opposite my flat.
It's incredibly convenient, figured it'll be some fun and s_x and played it accordingly.

I think she's kinda cute, not sure if I'm 100% physically attracted to her tho she has a great bod, asked her for coffee sometime to figure if there's chemistry there.

However, she's possibly a bit too keen for me atm. I got a lot of things happening in my life and she factors into that but she possibly wants more time than I can give her (I'm a chilled back kinda guy)
