"You'll Never Feel READY to Walk Over"

Next Monday you'll feel more confident. After the gym you'll feel more confident. After one more drink you'll feel more confident. After you get a better haircut, a better jacket, a better job.

You've been "getting ready" for two years.

She's standing ten feet away right now. She'll be gone in four minutes. No amount of preparation will manufacture the courage that only comes from moving your feet.

Walk over. Stumble through the first sentence. Let it be clumsy. Let it be imperfect. You will feel more alive in those ten seconds than you have all month.

I pay. It's only ~$300. Most of the stuff, I can see with my own eyes, anyway.

Where to fit in 60 minutes of weight lifting per day?

I work every day, sometimes at 2 jobs. I would like to go out at night. If I DON'T go out at night, it kind of defeats the purpose of this whole thing. Where is there time for the gym? I have the equipment at home, so that might help. Keep in mind that I have a SERIOUS JOB that I enjoy letting...

That would all be found in the inspection. Plus, it's possible that those would be good deals. I've gotten rid of massive roach infestations at my trailer park. Spray the whole place, and put boric acid in the walls. Mold could be as easy as just replacing the drywall. But it would all be...

I think you're proving my point. If you would have put $94k in flipping and made 110%, then after just 1 year, you would have $197,400.

Can you give me an example with numbers? Using $50k as the purchase price, what is your profit per month? And wouldn't the ROI be negative for the first couple years, then go positive when you've netted $50k+ in profit since the purchase? From there, the ROI would grow until it basically...

Agreed 100%. I've never even watched those shows. This all goes back to my theory about how females are worthless but they've tricked the world into thinking their body parts are golden.

Lol. Wtf? You're too lazy to send a text message? Let me know when you find an "application" that can fix a leaking pipe. You obviously have no clue about any of this.

Was it a normal deal through a normal commercial broker? Was it "exclusive" or "off-market" in any way? Should I just call up a few commercial brokerages and ask them if they have anything I can flip?

Here is an example of a random distressed property that I picked out of my email inbox. Purchase price = $165k Rehab = $15k ARV = $220k If using HML, you can get in with just over $50k. That includes down payment, plus everything else they require. Profit just over $16k assuming you pay 2.5%...

@R.U.G. @guru1000 Can either of you explain how it ever makes sense to buy and hold rather than flip? I have many listings available to me right now that would return 150%+. With buy and hold, even at a great cap rate like 10%, if you put $1 million in, you will make $100k/year BEFORE DEBT...

Yea I was gonna say something similar. Poor market means greater inventory of distressed property.

You can flip as long as the market isn't actively going downhill. Even if it's at the bottom of a recession, you can as long as it's already truly bottomed out.

Refinancing is the same as a mortgage as far as I'm concerned. Here's an example: $250k purchase price. You could either buy with $250k cash, or finance 80% ($200k) over 30 years at 4.5%. This is a monthly payment of $1,013.37. So if you bought with cash, you'd be saving $1,013.37/month...

Wrong. In flipping, you force appreciation. You don't rely on the market.
