"You Can't Argue a Woman Into Liking You"

You made your case like a lawyer. Stable job. Good guy. Ready for something real. All true. All irrelevant.

She weighed your points, nodded along, felt nothing — then fell hard for some tattooed bartender with a motorcycle and a gambling problem.

Logic is where attraction goes to die. The "22 Rules" work a level deeper, on the subconscious switches that decide within minutes whether you register as a MAN or as part of the furniture.

Stop presenting evidence. Start flipping switches.

For financial reasons I've been renting an apartment at my mother's house which is a 2 family house. Im going through a divorce and incurred debt during my marriage that im still paying. In in early 30s. What im paying now at my mother's is less than I would be paying for a comparable unit. So I've been able to pay off some debt and also finance the divorce.

I've been waiting for divorce to be final so I can sign up to online dating sites and amp up efforts to meet someone special. I want to have a family again and have more kids eventually.

Now I have saved enough to rent my own place. The pros are that I would have more privacy and not feel weird inviting a woman over to my place. I would also feel good about being able to rent on my own and not have to rent from my mother. The cons are that my budget would be very tight. The difference in Monthly rent is around $800. I would have money left to go out and stuff but not a whole lot left for much more.

My mother is proposing that u say and save to buy a house which sounds good but realistically saving for a down payment is aT least a 3 year goal. A big issue I have with my current living arrangement is that there's no separate entrance to the upstairs apartment.

Some of my friends don't undertand why I put so much importance on living on my own. The place I rent now is really nice and the neighborhood is safe. The place I can aford wouldn't be as nice and the neighborhood would probably be not so safe. I live in NYC. I just feel like as a 30 something male I should be living on my own. But is the financial hit worth it? I know it comes down to my own personal beliefs. But was wondering if any guys here ever faced a similar situation and had any input.

Thanks,

"The Coffee Shop Girl You Never Spoke To"

You've replayed it a hundred times. She stood three feet away, scrolling her phone. You had an opening. You composed the perfect line — after she was gone.

For all you know, she's married now. To some guy who said something. Anything.

Openers are cheap. Almost any sentence works when it's delivered within three seconds. The expensive part is the standing there, drafting and deleting, while the window quietly closes.

The "22 Rules" stripped out my hesitation. What to open with, how to keep it alive, and the one habit that costs guys more women than anything else: waiting for perfect.

Dude maybe its just me, i don't really care where do i live AS LONG as its acceptable. i'm mid 20s and i live in a pretty nice dormitory, i basically pay almost nothing. and i live in a big city like you... i think that in big cities in not that important if you got a nice house, because you can always sit in a bar/ restaurants etc. i'm also at med school and i use my room basically only for sleeping and f*cking, because i'm never home. so basically i prefer spending money on other stuff because i know that housing is not that important for me.

BUT i would'nt want to live with mommy again, so i cant understand you. in your situation i would just keep saving some $, and getting my a$$ out of NY maybe...

Where I live is important. I have a son who is with me half the time.

Can't move out of NY because of my kid. So that's not an option.

I would feel better being on my own but the hit to my wallet is substantial.

Also if I was mid 20s or I'm college I would probably not feel so bad about it but I'm in my 30s already.

"She Liked You in March. It's October Now."

Attraction runs on a clock.

She flirted for weeks. Touched your arm. Found reasons to be alone with you. And you were careful. Respectful. Waiting for the right moment.

The moment had a shelf life. It expired around month two, and by the time you asked her out, she'd quietly filed you under "little brother."

One of the hardest lessons inside the 22 Rules: women rarely wait. Interest either grows or it decays, and nothing decays it faster than a man who never moves.

Make the move while she's still inventing reasons to be near you.
